Swallow Fields is an extra care scheme in Tipton with 62 two-bedroom apartments for people aged over 55. Built in 2008 beside the Birmingham Canal, Swallow Fields offers a diverse range of services, from providing self-contained homes to support and care to residents when required.

It also has good public transport links into Walsall and the surrounding areas, which offers residents increased independence and choices in their daily living.

Living in well-equipped accommodation with emergency cord-activated alarms, residents have peace of mind with the knowledge that any care and support needed can be provided at any time of the day or night by a dedicated, experienced team. Meals can also be provided by staff.

While retaining their own privacy in self-contained accommodation, residents also become active parts of the scheme’s community by using the extensive services or participating in a range of activities at the scheme.

Getting a placement

Accommodation can be applied for directly using the contact details on this webpage. Residents pay a weekly rent, service charge and support charge. Some of these charges are eligible for Housing Benefit.

The rent covers the accommodation and housing management costs. The service charge covers heating and maintenance of the property and all communal expense charges. For further details please get in touch with our team.

The exact amount each resident will pay depends on their particular circumstances. Assistance will be given to help applicants work out the cost to them individually and to claim any benefits to which they may be entitled.

Activities such as coffee mornings and bingo are organised by residents themselves.

Charges

All of our accommodation falls within Sandwell MBC’s Council Tax Band A and residents are responsible for making arrangements to pay this with the local authority.

Where there are meters, residents are responsible for setting up accounts with the provider of their choice before moving in. Meter readings are taken on the day the tenancy starts.

The weekly rental charges and utilities for Swallow Fields include:

  • Basic rent – amount paid before any charges
  • Service charge – communal services, for example cleaning
  • Personal service charge – for example, heating or hot water
  • Support charge – charges made to fund support services
Insurance

Residents are responsible for arranging home contents insurance for their own accommodation.

Pets

Cats and dogs can be considered for a few of our ground floor flats and bungalows, but are not to be replaced (by agreement).

TV, broadband and phones

Digital aerials provide normal Freeview channels in all of the apartments. There is no communal broadband or Wi-Fi, however, residents can contact providers that offer such services to arrange installation in their own individual property.

Concessionary TV licences cover Swallow Fields at a cost of £7.50 a year for residents that are under 75 years of age.

Visitors

Relatives and friends are welcome to visit residents at any time. Residents can see their visitors in their flat or communal areas.

At the entrances there is a door entry system. If the visitor dials through to the resident’s flat, the resident can release the door to let in their visitors.

Visitors can stay overnight with residents in their flat for occasional short visits if they wish.
